Residence & Spa
in the North Caucasus Mountains

86,000 m² in the foothills. 85 homes. Buildings cover just 19% of the land — the rest remains mountains.

What we are building

An intimate mountain resort on the banks of the Fortanga River

Villas, townhouses and modular houses, a community centre, spa, restaurant and mosque — all within a gated perimeter with 24/7 service.

The village is designed for 380 residents and will not grow. This is fixed in the master plan: 24 villas, 42 townhouses, 19 modular houses — final.

The community centre is not placed on the land but built into the hillside under a walkable green roof. Footpaths that already existed in the terrain are preserved in the layout.

How we build

We 3D-print the walls in concrete at our own facility

The village's housing will require about 1,053 m³ of printed concrete.

What this means for the owner: predictable wall quality, speed of construction, and cost control on our side — not the contractor's.

The facility is fully engineered — architecture, steel structures, water supply, heating, foundation slab, equipment layout.
